SLTC, LLC, and Sabal Investment Holdings Acquire Senior Living Facilities in Metro Philadelphia and Metro Austin

Joint venture to invest nearly $50 million across two acquisitions and planned capital expenditure improvements

A joint venture between Senior Living Transformation Company, LLC (“SLTC”), a senior living investment firm, and Sabal Investment Holdings (“Sabal”), an investment management firm serving institutional investors across the U.S., today announced the acquisition of two senior living communities: Daylesford Crossing in Paoli, Pennsylvania, and The Villages of Windcrest in Fredericksburg, Texas. Both communities offer assisted living and memory care housing options.

In total, the joint venture will invest nearly $50 million to acquire the communities and upgrade their physical, technological, and operational infrastructure to better serve their respective markets.

Daylesford Crossing is located on the Main Line in metro Philadelphia and includes 78 units. The Villages of Windcrest is located in Texas Hill Country, near Austin, and includes 81 units. Each community was acquired from sellers facing capital stack challenges, for whom disposition proved the ideal solution.

Centered Care, a wholly owned subsidiary of SLTC, develops tools that make care in senior living settings more coordinated and data informed. Its Care Flows software helps organize resident information, care tasks, and team workflows, giving operators greater visibility, accountability, and communication across care teams.

“SLTC will make Care Flows and related operational tools available to the communities’ manager to support care coordination and create meaningful value at each asset,” adds Whitman. “Strategic capital expenditure improvements will also be made at Daylesford Crossing to return the community to Class A market standards and capitalize on heightened demand among the aging baby boomer cohort.”

Daylesford Crossing will feature SLTC’s Transformation Club, a signature community amenity designed to elevate the standard of service and care while promoting longevity and an enriched lifestyle for every resident.

Sabal and SLTC are continuing to pursue additional senior housing investment opportunities.

Both communities will receive foundational management services from Juniper Communities, a leader in senior housing operations currently in its third decade of business. In this engagement, Juniper will provide foundational support to the operating teams, including quality assurance, budgeting, staff recruitment and retention, and core operating systems. As the planned Transformation Club at the community takes shape, additional services may be introduced, including VivaLife 365, which enables Catalyst℠, Juniper’s wellness-oriented ancillary service and engagement programs, along with other signature initiatives designed to support resident wellness, lifestyle, and operating performance.
